History - In 1981, the Suwannee Woodlands developer filed Protective Covenants with Suwannee County to set forth restrictions on the use of the property and make the area a nice place in which to live. The company maintained the runways until 1998. Then, in December 1998, Suwannee Woodlands formed a corporation, Suwannee Woodlands East/West Airport Association, Inc. and turned it over to the property owners. The Association is responsible for operating and maintaining the runways, keeping insurance, taking care of safety hazards, enforcing the Protective Covenants and other issues related to owning an airport. Throughout the years, we have become more commonly known as O'Brien Airpark.
Assessments - All lots that adjoin the runways, taxiways/tie-down areas are assessed annually to secure funds to pay for insurance, runway maintenance and related expenses. The current assessment is $250.00 per year, and the Board of Directors has the authority to raise it by 10% per year. We operate on a calendar year, with assessments being due on December 31 for the next calendar year.
Membership - All lot owners are automatically members of the association and are responsible for paying the annual assessment.. Membership gives a lot owner a voice in how the association operates the airport and assesses an annual fee for its operation and maintenance . We hold an annual meeting in February to vote on a Board of Directors and other issues pertaining to the airport operation. Owners in good standing (assessments paid up 10 days prior to the annual meeting) have one vote per lot owned.
